Property 3 The prominence and unique location of Property 3 will appeal to small, medium and large investors seeking an exceptional commercial redevelopment or re-use opportunity in central downtown Tulsa, adjacent to the Convention Center and within one block of the new Bank of Oklahoma (BOK) Center. Currently home to Tulsa’s City Hall, Property 3 is composed of one parcel containing approximately 2.58 acres. The Property is strategically located approximately one block from the new BOK Center, and is accessible via Civic Center Drive. Together, City Hall and the Council building total approximately 155,000 net square feet of Class B office space, boasting floor plates which average 10,800 square feet. The City Hall and the Council Building (both built in 1969) are located in the Civic Center, of downtown Tulsa which includes most governmental services. Neighboring buildings include the federal courthouse, county courthouse, Central Library, and Tulsa’s Convention Center. In 2008, City Hall will relocate from this location to One Technology Center. The move provides a unique opportunity to redevelop the Property and to capitalize on the adjacency of the Convention Center. The Civic Center is interconnected via a sub-grade walkway, providing access between neighboring buildings. Depending upon the redevelopment and future use, this walkway could remain open or be closed off. The City of Tulsa’s current vision for Property 3 includes potential commercial, retail and/or hotel development. |
