Property 4 Property 4 offers investors two contiguous vacant parcels of land facing Tulsa’s new BOK Center. Located immediately across Denver Avenue from the Property, the new BOK Center is an 18,000 seat, 550,000 square foot, multi-purpose arena, opened in September 2008 and already ranked 11th in the United States for venues of its size. The BOK Center is the home to the Tulsa Oilers ice hockey team and the Tulsa Talons arena football team, and it also hosts numerous concerts and family-oriented events, including performances by heavyweights such as the Eagles, Kenny Chesney, Neil Diamond, Cirque Du Soliel, Radio City Rockettes, Celine Dion, Billy Joel/Elton John, Jonas Brothers, Sir Paul McCartney, and Taylor Swift. Surpassing expectations, it hosted almost 190 events in its first year with attendance of approximately 1 million. The arena, designed by world famous architect César Pelli, attracts visitors and locals alike, making the Property appealing to investors who wish to capitalize on the increase in pedestrian traffic during evening and weekend events. Property 4 totals approximately 1.27 acres, with excellent access from 2nd or 3rd Street, Denver and Cheyenne Avenues. The City of Tulsa’s vision for Property 4 includes mixed-use retail/entertainment/residential development. |
